BESIX RED and AG Real Estate complete the sale of ICÔNE

  • BESIX RED Luxembourg and AG Real Estate, on behalf of its parent company AG Insurance, announce that they have finalized the signature of the contract for the acquisition by AG Insurance of 100% of the shares of the company B-9 S.A., owner of the office building ICÔNE in Belval, Luxembourg. The parties thus formalize their agreements reached at the end of 2021.
  • This emblematic and sustainable office project is already fully occupied, even before its delivery, by Société Générale Luxembourg. A 15-year lease was signed in April 2021 and the financial services group will take possession of their new workspaces upon delivery, in January 2023.

U.S. Department of State interested in Immobel and BESIX RED’s Cours Saint-Michel

Immobel and BESIX RED announce that the U.S. Department of State is considering the acquisition of CSM Properties SA, owner of the Cours Saint-Michel site (100.000 m² built area) located in Etterbeek, Brussels. The site of approximately 4 hectares is located between the Mérode and Thieffry metro stations. The parties are in exploratory talks.

Immobel and BESIX RED[1] acquired the Cours Saint-Michel site in 2018. In early 2021, they applied for a building permit to redevelop the site. The ongoing process will continue its normal course.

ICN and BESIX RED have jointly acquired a development site spanning over 13,200 sqm in Amsterdam Nieuw-West, with the ambition to transform it into mixed-used project of 42,000 sqm (gross floor area). 

  • This acquisition marks ICN’s first entry in the Netherlands, in line with the developer’s European growth objectives. ICN has set up a local office with a dedicated team to support the operational activities of its Dutch projects.
  • After Sluishuis in Amsterdam’s IJburg district and as per its Pan-European diversification strategy, the Belgian developer BESIX RED continues to seize opportunities in the Dutch capital.

Casa Ferrero selected as a finalist for CBRE’s Luxembourg ‘Office space of the year 2021’ contest in two categories

Casa Ferrero, a 29,500 sqm tailor-made office development right next to Luxembourg airport housing the Ferrero international headquarters, was announced as a finalist for CBRE Luxembourg’s ‘Office space of the year 2021’ contest. The offices were selected within the categories ‘Best working environment of the year’ – the main category of the contest – as well as ‘Best health and wellbeing space’.

Developed by BESIX RED and Felix Giorgetti, Casa Ferrero is mainly conceived as a living space for its occupants by combining innovative design as well as exceptional comfort with user-wellbeing and interaction. Its architectural design, two interconnected wings featuring various complex-shaped atrium bridges, an 800 sqm glass roof and a “Piazza Italia” at the center of the building are some of the project’s remarkable assets.

The contest laureates will be announced on 10 December 2021.

The Cosmopolitan receives special mention from the jury of the International Prize for the Conversion of office buildings into housing

 

On 20 October 2021, the Greater Paris Investment Agency and Maison de l’architecture Ile-de-France awarded the International Prize for the conversion of office buildings into housing (Prix International de la Transformation de bureau en logements). The Cosmopolitan received a special mention from the jury within this contest that rewards remarkable achievements for the conversion of tertiary buildings into residential developments, both in terms of architectural quality as well as usage-driven innovations. The award demonstrates BESIX RED’s commitment to sustainable and responsible developments.

The Cosmopolitan consists of the refurbishment of an obsolete office building into a residential tower (158 residential units, 1.500 sqm offices and 50 parking spaces), located in Brussels’ city center. Besides its contribution to the revitalization of an abandoned historic district, The Cosmopolitan reinforces the site’s potential by creating a new offer of high-end apartments in a heterogeneous neighborhood.

BESIX RED launches DUUO, its first residential project in Portugal

BESIX Real Estate Development launches today the commercialisation of the first phase of DUUO, its first residential development in Portugal, following the obtention of the architectural license for the project earlier this year.

Co-developed with Compagnie Du Bois Sauvage, an investment holding company, DUUO is a 34,000 sqm premium living concept totalling 280 apartments. It is designed by the Portuguese architects Nuno Leónidas Arquitectos and ideally located in the heart of the popular ‘Avenidas Novas’ district in Lisbon.

Esprit Courbevoie is riding on the crest of a wave

At the beginning of 2021, new important steps have been taken for the Esprit Courbevoie-district in Louvain-la-Neuve, jointly developed by BESIX RED and THOMAS & PIRON BÂTIMENT.

The 8,500 m² office space on the site were acquired at the end of last week by Befimmo, real estate operator specializing in work spaces. These offices are collocated in one single building that will be BREEAM ‘Very Good’-certified and is scheduled for delivery at the end of 2023.

BESIX RED and IMMOBEL – in partnership – have convinced ING’s Board of Directors, thanks to their project.

This complex is strategically located in the urban centre of the European capital, in a green environment and offering major mobility solutions.

BESIX RED and IMMOBEL – in partnership – have convinced ING’s Board of Directors, thanks to their project.

This complex is strategically located in the urban centre of the European capital, in a green environment and offering major mobility solutions.

An enormous challenge

The sale and leaseback of the ING headquarters located at Cours Saint-Michel in Etterbeek was announced at the beginning of last summer. The aim was to find the ideal buyer who would come up with and redevelop a landmark project in an innovative environment inspired by “smart cities” and taking into account, the future of our city.

The project is in line with the values of ING Group, who will leave the site in a few years in order to redevelop the site strategically located on the Mérode train station, between the European district and the eastern districts of Brussels” said Sandra Gottcheiner, Development Director at IMMOBEL, in charge of the matter. “The site to be redeveloped is a hotspot of the European capital and at the same time enjoys a green setting”, added Raphaël Legendre, Project Director at BESIX RED.

 

BESIX RED/IMMOBEL: A WINNING DUO!

Two additional promoters

BESIX RED and IMMOBEL very naturally joined forces on this issue.
It’s a best fit”, exclaimed Marnix Galle, Executive Chairman of IMMOBEL Group. “IMMOBEL has unrivalled know-how in joint urban projects and an extremely competent Brussels team for this kind of redevelopment”, he explained. As for BESIX “As a multi-services Group operating in construction and real estate development, and true to our purpose – excel in creating sustainable solutions for a better world, we enthusiastically participate in this project which will bring real added value to the community and improve the life quality of citizens. “, said Rik Vandenberghe, CEO of the Group.

A project open to the future

This decision is another milestone in the strategic redevelopment of the entire Brussels region and will allow partners to complete their portfolios with this flagship project. After Chambon, Solvay and Lebeau, the construction of this new mixed urban project allows IMMOBEL to confirm its expertise. It will also complete the Brussels record track of BESIX RED, illustrated in particular by the Canal District project (urban integration of 200 apartments in the center of Brussels) or the development of the Val d’Or district in Woluwe-Saint-Lambert (more 500 dwellings in 10 years).

For us, it is essential to assure an adequate mix between innovative offices (NWOW, …) inviting corporates and European-oriented organisations but also community spaces oriented on start-up, human services as well as different kinds of dwelling units“, explained Alexander Hodac, CEO of IMMOBEL. “We are proud to further contribute to the skyline of Brussels, thanks on the one hand to our expertise in the integrated development of urban spaces, and on the other hand to the expertise of our Group in engineering and contracting” concludes Gabriel Uzgen, Managing Director of BESIX RED.

The KONS building, developed by the IMMOBEL Group, BPI Luxembourg and BESIX RED, is fully completed and delivered

The renovation of the KONS building in the centre of Luxembourg city, in front of the railway station, was characterised by the development of the former “Galerie KONS” in a high‐performance building ‐ certified by BREEAM as “Very Good” ‐ 20,600 sqm above ground, including 14,600 sqm of offices, 2,400 sqm of shops and 3,500 sqm of accommodation.

The renovation of the KONS building in the centre of Luxembourg city, in front of the railway station, was characterised by the development of the former “Galerie KONS” in a high‐performance building ‐ certified by BREEAM as “Very Good” ‐ 20,600 sqm above ground, including 14,600 sqm of offices, 2,400 sqm of shops and 3,500 sqm of accommodation.

The three promoters (the IMMOBEL Group, BPI Luxembourg and BESIX RED) worked in close collaboration to carry out this renovation project designed to help revitalise the station area.
